Job Description

Lead marketing strategy and execution that drives qualified consumers to Ashton Woods communities and ashtonwoods.com, with a strong focus on ROI optimization and consistent brand touchpoints.

Responsibilities

  • Build end-to-end marketing plans from audience selection through offer and messaging, vehicle selection, creative development, evaluation, and optimization, aligned to established goals.
  • Develop, manage, and execute annual and quarterly marketing strategies and marketing plans.
  • Partner with the VP of Sales to align marketing programs with division goals.
  • Manage agencies delivering online and offline marketing initiatives, including:
    • Direct mail, email, collateral, signage, displays
    • Ads (online and offline)
    • Events
    • Web page content
  • Create and maintain written creative briefs for agency partners; evaluate creative output against briefs using an objective, constructive approach.
  • Own holistic lead management messaging for the division, including:
    • Triggered emails
    • E-blasts
    • Community messages sent for individual communities and/or at the request of sales counselors
  • Attend weekly sales meetings and conduct community visits to build rapport with sales agents.
  • Act as local market expert by monitoring online trends and competitive activity within the community.
  • Manage marketing budget and analyze program performance, tying results to division objectives and strategies.
  • Set performance goals and deliver programs optimized for Cost/Lead, Cost/Sale, and ROI.
  • Review weekly community traffic to identify trends, evaluate communities against traffic and sales targets, and recommend plan adjustments.
  • Use Salesforce and Pardot to measure effectiveness and gain insight by traffic source to optimize performance and prioritize vehicles driving results.
  • Review Google Analytics and digital media reports; ask probing questions, guide agency partners, and regularly optimize media mix to drive ROI.
  • Issue ongoing and ad hoc performance reports to key constituents.
  • Visit models and sales offices to assess model and sales office presentations, signage, and collateral presentations.
  • Support community sales with necessary on-site promotional support and self-marketing efforts.
  • Evaluate and manage online content to ensure alignment with brand standards and impact conversion metrics.
  • Book and manage new community photo shoots on a timely basis per guidelines; update photo library and ashtonwoods.com with new model photography.
  • Other tasks as assigned.

Requirements

  • Bachelor’s degree in marketing, Communications, or a related field.
  • Minimum 5 years of marketing experience, including:
    • 360 strategic marketing plans and tactics
    • Management of agency partners
    • Digital and traditional (online and offline) marketing vehicles
  • Experience making data-based decisions using analytics to set and evaluate marketing programs.
  • Experience using CRM and/or marketing automation to drive business results.
  • Fluency in English for reading, writing, and speaking; Spanish skills helpful.
  • Ability to hear and have sufficient vision to use office equipment.
  • Ability to use hands and fingers to operate standard office equipment.
  • Ability to drive an automobile for required travel.
  • Occasional lifting up to 20 pounds.
