Job Description

Charter Homes & Neighborhoods is seeking a Director of Performance Marketing to lead the marketing performance team, shaping data-driven strategy, optimizing campaigns, and delivering high-quality homebuyer leads from an onsite role in Lancaster, Pennsylvania.

Role Overview

The Director of Performance Marketing leads Charter’s marketing performance function, steering strategy through data analytics, refining campaigns, and driving lead quality and volume that support the sales team, with a focus on disciplined execution and ongoing optimization.

Responsibilities

  • Lead a team that uses Charter’s storytelling, digital channels, and marketing tools to increase lead volume and quality for sales, delivering measurable results through disciplined execution and continuous optimization.
  • Oversee the Marketing Performance process to boost visibility, foster consideration, and convert homebuyer interest into action as we market neighborhoods homeowners love.
  • Establish and execute neighborhood marketing plans.
  • Resource and manage the implementation of neighborhood marketing plans.
  • Coordinate neighborhood engagement events and corporate events.
  • Plan, track, and optimize utilization to meet planned targets.
  • Align to Charter Language by using existing language and visuals to reinforce consistent patterns that communicate what makes Charter unique in all marketing and communications.
  • Provide hands-on technical leadership across web, email, paid social, programmatic display, and other CPC initiatives, including budgeting, forecasting, testing and learning roadmaps, and measurement against neighborhood marketing plans.
  • Lead from the front by coaching and empowering team members to foster a collaborative and productive workplace.
  • Collaborate to monitor and optimize channel activities on a daily, weekly, and monthly basis.
  • Conduct in-platform audits of content, optimizations, and approaches to meet and exceed objectives.
  • Serve as a tool and technology enhancements expert, mastering platforms to drive improvements and building automations that connect with homebuyers and homeowners along defined journeys.
  • Manage budgets with data-driven decisions and in-channel analysis to ensure cost-effectiveness and maximize ROI across campaigns and channels.
  • Drive results by defining and refining priorities to achieve marketing objectives, emphasizing iterative improvement while aligning with the plan.
  • Analyze data, prepare reports, and present insights to measure campaign effectiveness for Executive Leadership.

Requirements

  • 10+ years of experience using data and analytics to shape strategy, optimize campaigns, scale acquisition programs, and improve performance.
  • Bachelor’s degree in marketing, business communications, or a related field.

Location
