Job Description

Director of Marketing role in Cleveland, OH onsite, leading brand and demand marketing for Belle Oaks Marketplace.

Responsibilities

  • Develop and manage the annual marketing strategy and budget across brand, content, social, events, partnerships, and leasing demand generation, with KPIs tied to lease-up velocity, retail traffic, and brand health
  • Own brand voice and stewardship, ensuring a hospitality-inspired, design-forward tone across signage, website, social, email, on-site experiences, and partner channels
  • Provide creative direction to the in-house graphic designer, establish visual and editorial standards, and approve concepts that break from typical apartment marketing or real estate flyers
  • Oversee paid media strategy, define audience and budget, set creative direction, and deliver assets for the digital ads manager while owning results and leadership reporting
  • Manage agencies and vendors for photography, video production, media buys, and activations as needed
  • Coordinate earned media, press releases, and executive thought leadership with corporate leadership; align calendars, assets, and brand/PR direction
  • Create and publish social content across Instagram, TikTok, LinkedIn, and Facebook, including captions, short-form video, Stories, and on-site event or milestone captures; lead voice and calendar with design support
  • Own the content calendar, building, maintaining, and filling the schedule
  • Copywrite email campaigns, web copy, event promotions, social captions, and campaign concepts in a premium, culturally fluent voice
  • Build and send resident, prospect, and VIP email campaigns; grow the list and report on performance
  • Concept, plan, and execute on-site activations, preview events, broker and influencer tours, and community moments; maintain visibility at events
  • Personally cultivate relationships with Cleveland creators, tastemakers, local businesses, and community organizations
  • Source, negotiate, and manage traditional media placements (magazines, newspapers, direct mail, outdoor, local print and broadcast) and related vendor relationships; digital platforms handled by the digital ads manager
  • Pull and analyze performance data, build dashboards, and present monthly performance and actionable recommendations to ownership

Requirements

  • 7+ years of progressive marketing experience, including at least 2 years in a leadership role; experience across real estate, hospitality, retail, lifestyle, or consumer brands preferred
  • Strong knowledge of the Cleveland market; resides in or near Cleveland and understands East Side submarkets, local media, and the local creator ecosystem; out-of-market candidates are not competitive
  • Portfolio of content you created yourself, including managed social accounts, directed video, and campaigns; examples will be requested
  • Proven lease-up, opening, or launch experience with quantified results and the ability to discuss performance
  • Proficiency with the modern marketing stack: Meta Business Suite, TikTok, LinkedIn, a CRM or email platform (eg HubSpot or Mailchimp), Google Analytics, and basic CMS website updates
  • Budget ownership experience with ability to defend ROI metrics line by line
  • Bachelor's degree in marketing, communications, business, or related field, or equivalent demonstrated experience

Pay

  • $125,000.00 - $130,000.00 per year
