Job Description
The role centers on end-to-end paid search campaigns for residential multifamily clients, leveraging AI-driven workflows, analytics, and cross-functional collaboration.
Responsibilities
- Oversee the full lifecycle of paid search efforts across Google Ads, Microsoft Advertising, and other biddable networks.
- From briefs, build new campaigns, ad groups, keyword lists, and compelling ad copy.
- Implement and monitor conversion tracking to quantify results.
- Translate performance data into actionable insights and recommendations.
- Conduct search term analyses and develop negative keyword mining strategies.
- Manage budgets, bid strategies, and pacing to align with monthly targets.
- Spot underperformers and design concrete optimization tests.
- Document changes, justify the rationale, and outline expected outcomes.
- Incorporate AI as a daily workflow element using both preset guidelines and่ช็ฑ-form experimentation.
- Operate within OMG prompt libraries and built-in skills where applicable; otherwise, identify AI opportunities, craft prompts, and assess output reliability.
- Measure, analyze, and report performance against goals, delivering clear, action-oriented plans.
- Apply structured A/B testing and statistical thinking to optimization decisions.
- Monitor search trends, platform updates, and AI feature releases affecting paid performance and measurement.
- Collaborate with the broader marketing team to integrate performance marketing into client strategy.
Requirements
- 1+ year of hands-on paid search experience, including direct work with Google Ads and Microsoft Advertising (internships, agency, or in-house count).
- Bachelor's degree required; preferred fields include Marketing, Business Analytics, Economics, Statistics, Data Science, Computer Science, or related quantitative disciplines. Coursework in statistics or data analysis is a plus.
- Ability to reliably commute to the Flatiron, NYC office.

Analytical Skills

- Advanced Microsoft Excel skills (pivot tables, XLOOKUP/VLOOKUP, SUMIFS/COUNTIFS; comfortable with large datasets)
- Solid grasp of paid search KPIs: CPC, CPA, CTR, CVR, ROAS, impression share, Quality Score
- Applied scientific method and basic statistics in campaign testing
AI & Automation Fluency
- Proven track record using generative AI tools to automate or augment marketing work (ad copy variations, keyword brainstorming, data summaries, client narratives, Looker Studio formulas)
- Comfort with two modes of AI use: following OMG guidelines and free-form experimentation, plus the ability to design prompts and judge outputs for reliability
- Understanding of Google Ads AI driven campaigns and bid strategies (Performance Max, RSA, Smart Bidding)
- Basic prompt engineering to produce reliable outputs and QA for accuracy and brand fit
- Curiosity about AI's impact on paid search measurement, attribution, and creative production
Platform & Process
- Google Ads Search and Display Certifications or willingness to complete within 60 days
- Google Ads Editor experience
- Experience in ad copy creation and analysis
- Keyword research and negative-keyword sculpting skills
- Reporting and dashboard-building capabilities
- Ability to identify optimization opportunities and manage a digital marketing budget
- Awareness of industry trends and readiness to discuss them
Nice-to-Have Qualifications
- Looker Studio or similar dashboards that integrate GA4, Google Ads, and call-tracking data
- SQL fundamentals
- Python or R for ad-hoc analyses
- Workflow automation tools such as Zapier, Make, Google Apps Script, or n8n
- Certifications: GA4, Google Ads AI Powered Performance, Microsoft Advertising
- Google Tag Manager expertise with triggers and variables
- Call-tracking platforms relevant to multifamily lead measurement
- Bid management or feed platforms like Search Ads 360, Skai, Marin, or Feedonomics
- Experience with landing page audits and conversion rate optimization
- Real estate or multifamily marketing background
- Knowledge of New York City neighborhoods and demographics
- Familiarity with ILS platforms (apartments.com, Zillow Rentals, StreetEasy, RentCafe) and paid search attribution concepts
