Senior Marketing Strategist
Job Description
30 Lines is building a remote Client Success team where strategy is documented, coached, and tied directly to measurable occupancy and revenue outcomes. This role supports complex multifamily accounts as a senior individual contributor, with flexibility to structure your day while you lead portfolio planning, governance, and execution standards.
Compensation: $80,000 to $100,000 base salary per year, plus a bonus tied to net retention and expansion revenue. The bonus target is confirmed at offer.
What you’ll do
- Serve as the senior strategic contact for 30 Lines’ most complex accounts, trusted by executive and ownership-level stakeholders to drive occupancy and revenue outcomes.
- Lead quarterly and executive business reviews, anchored on one prepared, portfolio-level recommendation.
- Follow the meeting rule: no live meeting without one new strategic input.
- Tier your client book into Strategic, Growth, and Maintenance, using potential and seniority to tier honestly, including when a client does not need a quarterly review.
- Turn recurring initiatives into documented plays that include how to run them, expected impact, effort, and a client-ready pitch, then connect those plays to the signals that trigger them.
- Maintain a high quality bar for recommendations: specific, tied to a metric, with an expected outcome, effort estimate, and client-ready framing.
- Deliver a strategy brief on every account before execution starts.
- Connect the full funnel across website, paid search, SEO, lease nurturing, and email to improve leads, cost per lease, and overall occupancy.
- Anchor recommendations in operator-managed metrics, including marketing efficiency ratio, vacancy loss, and full-funnel performance.
- Mentor Account Managers on client strategy, communication, and judgment.
- Own monthly advertising budgets and verify that what is live matches what is contracted.
- Act as the approval gate for Fair Housing compliance in client-facing copy.
- Drive expansion within your book into new properties, services, and regions.
- Use an AI-assisted toolkit as part of your workflow and guide the team toward the same standard.
What you bring
- 6+ years in digital marketing, account management, or client success, with ownership of large or complex portfolios and experience presenting to executive and ownership-level stakeholders.
- Evidence you’ve produced strategy others can run, including playbooks, frameworks, templates, and recommendation systems.
- Demonstrated account growth, including closing expansion inside an existing book.
- Experience mentoring or developing colleagues, formally or informally.
- Expert fluency across digital marketing channels, explained without jargon.
- Strong analytical skills, including the ability to pull data and form recommendations.
- Hands-on experience with Google Ads and Google Analytics, including pulling reports and reconciling figures to their source.
- Working knowledge of Fair Housing requirements, including approval gate responsibility for Fair Housing and FTC pricing compliance in client-facing copy.
- Client-ready writing that is sharp and clear.
- Bias for action: comfortable making decisions with incomplete information and owning the outcome.

Nice to have
- Multifamily, property management, or real estate marketing experience, ideally at a digital marketing agency.
- Hands-on with Google Search Console and Google Tag Manager.
- Familiarity with Yardi, Entrata, and RentCafe.
- Experience with HubSpot and Asana.
- A point of view on answer engine optimization and its impact on local demand.
- Demonstrated use of AI tooling, not just occasional experimentation.
- Experience supporting a SOC 2, ISO 27001, or comparable compliance program.
