- Shape competitive identity, advertising approach, consumer messaging, and marketplace visibility.
- Partner with senior decision-makers to find growth opportunities and determine where marketing spend drives the strongest return.

- Align shared expectations for lead quality, scheduled visits, sales appointments, and progression through the purchasing process.
- Oversee coordinated buyer acquisition using online advertising, conventional media, real estate professionals, neighborhood outreach, and other sources.

- Work with technology and sales stakeholders to enhance CRM platforms, automated communications, prospect tracking, and related systems.
- Use performance data to refine how prospects are attracted, engaged, and guided to a buying decision.

- Lead the manager responsible for development-level promotions including neighborhood events, display materials, local relationships, and sales location presentation standards.
- Ensure online and in-person promotional programs deliver a unified message supporting shared commercial objectives.
- Maintain oversight of marketing preparation for newly launched residential developments.
- Coordinate with construction, design, sales, and other departments to ensure customer-facing materials and facilities are ready for development openings.
- Monitor availability and quality of advertising assets, property information, directional displays, presentation centers, and launch activities.
- Ensure consistent market identity across advertising, websites, physical developments, sales environments, and company communications.
- Supervise quality and accuracy of consumer-facing materials so prospects receive dependable information and an accurate buying experience.
- Guide presentation of designs, available features, customization options, residential lots, neighborhood layouts, and transaction procedures.
- Partner with customer-facing teams to strengthen online reputation, encourage recommendations, and incorporate buyer feedback into future initiatives.
- Coordinate external communications supporting credibility, civic participation, charitable efforts, and broader community relationships.
- Collaborate with corporate representatives on communications involving development approvals, community matters, and executive visibility.
- Ensure marketing messages stay persuasive, professional, and aligned with actual product offerings.
- Own planning, distribution, monitoring, and control of departmental marketing expenditures.
- Set appropriate funding levels by development, business division, promotional channel, creative initiatives, and external partners.
- Evaluate advertising firms, consultants, and specialized providers based on expertise, commercial value, service quality, and results.
- Negotiate or approve vendor arrangements, confirm expected outcomes, and ensure outsourced work meets agreed standards.
- Maintain financial projections and identify opportunities to improve productivity without reducing marketing effectiveness.
- Produce executive reporting connecting marketing activity to measurable business outcomes.
- Review indicators such as sales-ready inquiries, development visits, buyer appointments, acquisition costs, conversion trends, and marketing-influenced revenue.
- Present recurring performance findings to senior leadership, covering major developments, spending variances, attention areas, and proposed corrective actions.
- Coordinate with finance and sales on performance benchmarks and evaluating how marketing activity relates to completed purchases.
- Use market research and competitive intelligence for promotional planning, development positioning, and buyer segmentation.
- Collaborate with internal research, finance, and sales teams to uncover demand patterns and changes in purchasing behavior.
- Recommend marketing adjustments tied to local market conditions, consumer preferences, housing inventory, and competitor offerings.
- Ensure advertised prices, promotional incentives, optional upgrades, and lot-related premiums reflect approved company information.
- Support product positioning and go-to-market activities for future residential projects.
