Job Description

Syracuse, NY onsite full-time role with a professionally managed multi-family housing community. What You’ll Do

Reporting to the Property Manager, you will drive sales and outreach marketing initiatives designed to meet or exceed occupancy goals and support budgeting for the property.

  • Build new prospect relationships and maintain ongoing communication to identify needs and close sales into residency.
  • Host community tours, show apartments, encourage qualified applicants, close the sale, and assist with the application process when needed.
  • Manage incoming calls and route them appropriately.
  • Ensure model apartments and/or vacant units are ready to show.
  • Follow up on leads regularly to keep opportunities moving.
  • Prepare move-in and move-out packets, materials, and required paperwork.
  • Prepare weekly and/or monthly reporting for the relevant stakeholders.
  • Achieve occupancy targets by managing initiatives, campaigns, programs, and events.
  • Design and execute marketing plans in line with the approved budget, in collaboration with the Property Manager.
  • Support the creation of advertising and marketing materials (letters, newsletters, flyers, brochures, etc.), along with lease and move-in packages.
  • Conduct outreach marketing in the surrounding community and develop relationships with local business partners.
  • Support property branding through on-site promotional events and marketing campaigns.
  • Recommend improvements to leasing and marketing programs.
  • Conduct research on new and existing market communities to support budgeting and operational planning.
  • Shop, evaluate, and prepare Quarterly market studies using competitive properties, including analysis of market rates, advertising, signage, decor, amenities, and curb appeal.
  • Use social media tools to increase exposure, build brand awareness, and drive client loyalty.
  • Assist residents with requests such as submitting work orders, key access/entry, and emergency assistance.
  • Assist in rent collection processes and support the rent manager program.
  • Communicate problems or potential issues and make recommendations to the Property Manager and/or Maintenance.
  • Plan, assist with, and support on-site resident events and programming as applicable.
  • Handle emergencies that may arise on site.
  • Recommend purchasing supplies, materials, and equipment as needed and when approved.

What You Bring

  • College degree or applicable work history.
  • Integrity, exceptional communication and sales skills, and a desire to work with the active adult/senior demographic.
  • Ability to solve problems involving residents, maintenance, and challenging situations.
  • 3+ years of multi-family lease-up real estate experience.
  • Experience using property management software such as Entrata, Yardi, or similar platforms.

Compensation and Schedule

  • $25.00 - $28.00 per hour
  • Full-time, Monday through Friday, 9:00am – 5:00pm
  • Hourly / non-exempt

Preferences

  • Bachelor’s Degree and related/applicable work experience in sales, real estate, and/or property management
  • Professional designations such as Accredited Residential Manager (ARM), or equivalent industry designation
